Community Covenants

Homes in this development will start at the $190,000 price mark.  These homes will have a minimum of 1,300 finished square feet on the main level with a three-car garage (minimum).  The front elevations will be required to have a combination of brick and stone.  A further list of covenants are available upon request.



Special Assessments

Since these are large lots, you will have to share in a larger portion of cost for roads, sewer and water lines, etc.  We are working with the city of Clearwater, contractors, civil engineers and surveyors to keep the new cost at or below $220 per month spread over 20 years.  



Home Owner's Association Dues

A properly ran home owner's association (HOA) is vital to maintaining home values and pride of ownership in a development.  We estimate the HOA dues to be around $100 per year until the pavilion is built.  Once the pavilion is built (estimating Fall 2019) this will need to be increased to cover the increased expenses like property tax, insurance, maintenance and common area lawn care.  We estimate the annual HOA fee to increase to $150 at this point.
