Community Covenants

Homes in this development will start at the $240,000 price mark.  These homes will have a minimum of 1,300 finished square feet on the main level with a three-car garage (minimum).  The front elevations will be required to have a combination of brick and stone.  A further list of covenants are available upon request. (Patio homes do vary from this)

Special Assessments

Since these are large lots, you will have to share in a larger portion of cost for roads, sewer and water lines, etc.  We are working with the city of Clearwater, contractors, civil engineers and surveyors to keep the new cost as low as possible.  Check with Sedgwick County for each specific lot as they do vary.  See our Incentives tab that show how much of this is waived -- but only for a limited number so act now!

Home Owner's Association Dues

A properly ran home owner's association (HOA) is vital to maintaining home values and pride of ownership in a development.  The current HOA dues are $175 per year until the pavilion is built.  Once the pavilion is built this will need to be increased to cover the increased expenses like property tax, insurance, maintenance and common area lawn care.  This is reviewed annually by the board and subject to change.
